Introduction:
Some districts in Hong Kong facing the problem of dilapidated buildings and urban decay in general, as to improve and enhance the living environment and conditions of these old districts, the policy of redevelopment has been established  by the government through the former Land Development Corporation and recently the Urban Renewal Authority (URA). Kwun Tong Town Centre (KTTC) is one of the on-going redevelopment project conducted by the URA. While aim at improving the physical environment and provide economic benefits to the district, redevelopment would also cause impact to the existing community, including social and economic aspects. Hence, the concept of sustainability has been adopted by the URA as their corporate commitment (URA, 2013).
In this article, the sustainability of the redevelopment project in KTTC will be assessed in social and economic aspects. First of all, background information of KTTC will be presented, followed by the potential impact of the redevelopment to the KTTC. Secondly, definition of sustainable redevelopment and framework of assessing the KTTC project will be provided. Lastly, some key recommendations will be suggested in assisting the project to achieve sustainable redevelopment.

To conclude, although the URA has established various mitigation measures to the local community and local activities, the effectiveness toward the achievement of sustainable redevelopment is not sufficient. Key obstacles including the ex-situ relocation causing impact to local community especially to the vulnerable groups in term of social connections, loss of regular customers reduced the attractiveness of local economic activities to return in new KKTC, the possibility of promoting diverse economics activities in the new KTTC may be affected by the increased rent and the design of certain commercial area, such as the hawker bazaar. The continuity of the existing local economics activities during the redevelopment would also upset the preservation of these activities. Two key recommendation has been provided to increase the attractiveness of the new KTTC to the existing local economics activities. While increasing the competitiveness and attractiveness of the local economics activities can attract surrounding residents as to reconnect the new KTTC to the whole district and also seek to rebuild the social connection.

4 aspects of the PRS in Hong Kong
-        Enhancing the WEEE recycling business, ensuring local treatment of WEEE
-        Controlling import and export of WEEE  
-        Fee collection from producers / importers to support collection and treatment of WEEE
(Plus the mandatory take-back policy)
-        Licensing requirements for the storage and treatment of used and waste E&E products
Possible gap
The willingness of the customers to properly dispose the WEEE / Return to the retail stores
(E.g. The convenience of disposal point, knowledge on the significance of recycling WEEE)
Study of current disposal behavior -> Can the PRS motivate change of behavior?
(May also consider variations between different groups of people, e.g. ages, education level, incomes, etc.)
Handling method of existing or potential WEEE in household before the implementation of PRS
Take it back: extended producer responsibility as a form of incentive-based environmental policy
